GRANITE GATE COMMUNITY IN MURRIETA - MARKET UPDATE
Overview: Play hard and live easy under the bright blue skies of the Valley in Murrieta. With its natural beauty, recreational opportunities and convenient location, Murrieta has become one of the most popular places to live in the Inland Empire. The architecture has a timeless appeal, influenced by classic Craftsman, California Ranch and Spanish styles of two story homes. The three wide-open, flowing floor plans offer four to five bedrooms and lots of options to fit your family's needs. Throughout, you'll find our famous attention to detail, quality construction and insightful touches to make your life easier. The community is gated and has about 105 homes in the neighborhood. In the center of the community is a large park with picnic tables, benches and an area for the kids to play around. Granite Gate is located within close proximity to Murrieta Vista High School, East of the I-215. The homes are between 2000 and 2300 square feet and the lot sizes are between 4000 and 6000 square feet.
Market Update: The Granite Gate community in Murrieta has seen a very large drop in price from the time it peaked a couple years ago with sales close to $450,000. Currently prices are in the $170,000 - $210,000 range. The neighborhood is seeing a lot of foreclosure activity as with most communitys built a few years ago in the Murrieta area.

The Murrieta Real Estate Market is HOT! It's hard to find a property that doesn't get more than 10 offers within days of the property being listed. Currently their are about 500 total properties on the market in Murrieta and only 63 of those are Bank Owned or REO's and about 250 are short sales. Compare that to over 1000 properties just one year ago in Murrieta! The inventory is way down and demand is up, which is causing bidding wars on most properties. This is especially true with Bank Owned and REO properties because they are easier to get compared to a Short Sale, which can take more than 3 months just to get a response.
